IS CONSTRUCTION MANAGEMENT DIFFERENT?
Construction Management is not as different as you might think. At Wordsworth, we continue to take on the responsibilities of the Principal Contractor, managing the construction process with the same level of expertise, accountability and diligence as we would under a traditional Design and Build approach.
The key difference is greater transparency, flexibility and client control. Rather than adding a traditional contractor's margin to trade contracts, we operate on an agreed percentage fee basis, giving clients a clear understanding of project costs from the outset.
How does Construction Management work?
Under our construction management approach:
- Trade contractors (TCs) are contracted directly with the client, rather than with Wordsworth
- The client pays trade contractors directly, providing greater visibility and control over project expenditure
- Clients have greater flexibility to make significant changes to the design, specification or scope of works during construction
- Project costs are fully transparent, giving clients a clear view of where their money is being spent
- Designers remain directly appointed by the client and are not novated to Wordsworth.
- Wordsworth works as part of the client's project team, helping to create a collaborative environment and reduce the adversarial culture that can sometimes arise under traditional contracting arrangements
What does Wordsworth manage?
While the contractual structure is different, the way we manage the construction project remains very familiar.
Wordsworth takes reponsibility for coordinating and managing health and safety, programme, quality, costs and site activities across all parties involved in the construction process. We provide the same level of project management, construction expertise and on-site control that you would expect from a an experienced Design & Build contractor.
