WCM was appointed by Noviniti under a JCT Construction Management contract to act as Principal Contractor for the construction of a new Elective Hub at Warwick Hospital.
The project involved the delivery of a new three-storey healthcare facility, designed to support the hospital’s elective care services and improve patient experience through modern, purpose-built accommodation.
The Brief
The development comprised a new modular healthcare building, incorporating off-site volumetric construction to provide an efficient and high-quality solution.
Key elements of the project included:
- New three-storey Elective Hub building
- Mass fill foundations, eliminating the need for piling
- Off-site volumetric modular units installed using an on-site mobile crane
- External cladding installation
- New ground floor reception and public-facing facilities
Construction & Delivery
WCM managed the construction process from the groundworks phase through to completion of the building shell and core.
The building was formed using volumetric modular construction, requiring careful coordination between off-site manufacture, delivery logistics, crane operations, and on-site installation. This approach supported programme efficiency while maintaining quality and precision throughout the build.
The ground floor was fully fitted out to provide:
- Kitchen and restaurant facilities
- Pharmacy
- Retail spaces
- Reception area
- Security office
- Toilet facilities
The upper floors were completed to a shell and core standard, allowing future internal fit-out works to be progressed.
Collaboration & Coordination
The retail fit-out was delivered by others and did not form part of WCM’s scope. However, WCM coordinated access and sequencing to ensure the fit-out works could commence efficiently following completion of the shell works.
Through effective planning, stakeholder management, and close collaboration with the project team, WCM successfully delivered a modern healthcare facility within a live hospital environment.

The completed Elective Hub provides Warwick Hospital with a flexible, modern facility that enhances its ability to deliver elective healthcare services while supporting future operational requirements.
